Conditions of Hire

Hiring - The hiring is between the Holidaymaker (the Hirer) and the Owners of the property and is made subject to these Conditions of Hire outlined below:

1.        Booking - A provisional booking can be made by telephone or email but must be confirmed in writing within 7 days. A deposit (as detailed on the Booking Form) is required to confirm the booking and the balance is due 21 days before the date of the arrival.

2.        Cancellation - For holidays cancelled more than 14 days before the date of arrival any money paid, less an administration fee of £25, will be refunded in full. From 14 days to the date of arrival the full amount of the holiday is payable.  The Owners will, however, do all they can to re-let the property and, if successful, will refund any payment made in full, less an administration fee of £25. You may wish to take out holiday insurance to cover unforeseen circumstances that might lead to the late cancellation of your holiday.

3.        Non availability of property - If, for any reason beyond the Owners' control, the property is not available on the date booked, all rent paid will be refunded in full.  The Hirer shall have no further claims against the Owners.

4.        Liability - The Owners have taken care to ensure that the property and its contents are safe and in good order. The Owners cannot accept liability for any damage, expense, injury, death or loss of any nature whatsoever, other than that caused by their negligence. This includes cars parked next to the hiring or in the car park which is done so entirely at the owner's risk.

5.        Arrivals and Departures - In order to allow sufficient time for the cleaners to prepare the properties between lets, the properties will be available from 3 p.m. on the day of arrival. All properties should be vacated by 10 a.m. on the day of departure, unless by prior arrangement with the Owners.

6.        Hirer’s Obligations - The Hirer agrees to take good care of the property and its fixtures and fittings, and to leave it clean and tidy and in the same condition as at the start of the holiday. A housekeeping deposit is not required; however, the Owners have the right to request reasonable payment to cover unbudgeted costs incurred to restore the property to a suitably clean and tidy condition or for any breakages or damage repair.

7.        Occupancy - The number of persons occupying the property may not exceed the maximum number stated in the brochure/website. The Owners have the right to refuse entry to a party larger than the agreed number. In addition, the Owners have the right to refuse or curtail a booking where it transpires that information has been withheld; such as, numbers or composition of the party. All party members must be detailed in the booking form prior to the holiday.

8.        Pets - One well trained dog is welcome at each of the properties. To be respectful to other visitor, pets must be under control at all times and not allowed the wander the grounds of the leash.  Pets must never be left alone in the property at anytime. In addition, pets are not permitted in any bedrooms or on any furniture. At the end of the holiday all traces of the pet must be cleaned from the house and garden areas.

9.          Smoking: Smoking, vaping and the use of e-cigarettes is not allowed in any part of the property.

10.        Complaints - The descriptions of the properties and facilities are made in good faith. If you have a problem, or cause for complaint, please contact the Owners immediately so that every effort can be made to remedy the problem as soon as possible. Any problems must be notified during your stay as no issues can be dealt with after the completion of the holiday.

11.        Access - The Owners will respect your privacy but shall be allowed access to the holiday accommodation at any reasonable time for essential maintenance. Normally, this would be by prior arrangement. In any case, unless in an emergency, or when deemed absolutely essential, the Owners will not enter the property unless you are present or without your permission.

12.        Lost Property - The Owners cannot accept responsibility for any lost property or property left behind at the end of your stay. However, they will make every effort to locate and return any reported lost property found during the changeover.  Any items found but not claimed within 28 days of your departure will be disposed of.

13.        General - Please be aware that getting use to new surroundings can take time so go carefully on arrival until you know the geography and terrain of the house and garden areas. The properties are professionally cleaned before your arrival but living in the country means that ‘bugs’ and ‘beasts’ are ever present and a spider can weave a web extremely quickly. So even when a house has just been serviced you can find cobwebs around and in the summer you may find beetles, ants, woodlice and other creatures that may stray into the accommodation.

14.        Brochure and Website Accuracy - Whilst every effort is made to ensure the accuracy of information given within this brochure and on the website, if a feature is of particular importance, the information should be confirmed with the Owners prior to booking the holiday.
